Oliver

For those already living in Edmonton, Oliver is an obvious spot. Located a short walk away from MacEwan University, several grocery stores and various restaurants and pubs, Oliver is a highly desired area in our city. Though it’s only a 10-20-minute talk to the Downtown core, Oliver is filled with towering trees, beautiful parks, and even a large community garden. And if you are planning on having a family, Oliver is home to several day cares, Oliver Elementary School and even has a public swimming pool—perfect for hot summer days! What Do Dog-Friendly Edmonton Condo Options Look Like?

All of us at TruHome love our pets and each of us has made choices in regards to our living environments that would be good for our pets and ourselves. For example, I (Caitlin) chose to live in a house over a condo so that my lovely fur-bears can enjoy a doggy door and yard, while my sister (Elisse) knew right away that a condo would be better for her family, including her little dog. 

In retrospect, when I re-consider my lifestyle, I do feel an Edmonton condo would have also worked really well for me and my two bubbly schnauzers. Unfortunately, before I became an Edmonton REALTOR®, I didn’t realize all the amazing Edmonton condo choices that do exist for people like myself and my dogs.

The reality is that there are plenty of options when it comes to living the Edmonton lifestyle while loving and living with your pets. I wanted to share a few of my favourites to get you started on exploring the real possibilities you can consider:

Edmonton Real Estate Market – A Recap for June

Hello Edmonton Real Estate – What Is Going On? (A Recap From June)

  • 1,785 properties were sold in the Edmonton Census Metropolitan Area (up 0.8% from May)
  • 1,117 single family detached homes were sold in the Edmonton CMA (equal percentage from May)
  • 465 condos and 173 duplex/rowhouses sold (up 11.5% and down 15% from May, respectively)
  • $435,366 was the average all-residential price for June (down by over 1% from May)

“Although June’s residential unit sales are up slightly over May, we did not see the numbers set in June of 2015. Also notable is that the sustained lull in sales we have seen over the past two years has not been reflected in average price. Continued sales of higher priced properties in the region have helped keep average prices strong,” says REALTORS® Association of Edmonton Chair Steve Sedgwick.

Hello Edmonton Real Estate – What Is Going On? (A Recap From May)

  • 1,771 properties were sold in the Edmonton Census Metropolitan Area (up 18% from April)
  • 1,119 single family detached homes were sold in the Edmonton CMA (19% percent increase from April)
  • 449 condos and 203 duplex/rowhouses sold (up 5% and 37% from April, respectively)
  • $382,695 was the average all-residential price for May (up by over 1% from April)

“While new listings coming onto the market were down this May compared to 2015, inventory continues to remain strong with more than 8,000 residential properties on the market at month’s end,” REALTORS® Association of Edmonton Chair Steve Sedgwick said. “The fact that we haven’t seen a significant decline in prices is giving buyers more assurance. They are making purchases based on market stability and good selection.”

An Urban Lifestyle with a Classic Vibe: Welcome to Oliver, a Historic Edmonton Neighbourhood

The neighborhood of Oliver is one of Edmonton’s oldest and most densely populated communities in the city. As you’ll soon see, these two factors make Oliver one of the more coveted places to live in Edmonton.

Oliver Is Rich In History

Named after Frank Oliver, the neighborhood of Oliver was one of the first communities to be founded in the city. As such, the area is home to many historical buildings, including the Lemarchand Mansion. Other historical buildings include the Buena Vista building and Guiles Grocery. Many beautiful churches were constructed in this area around 1914 which still remain active today. Beautiful row houses, single family dwellings, and high-rise condos are all found within this neighborhood. Amazingly, they all blend together to make a very charming community.

124 Street (Edward Street) was the commercial district for Oliver in the early 1900’s. Home to trolley cars and street cars until the end of World War II, this area always was a booming part of the neighborhood. 124 Street has recently undergone a major renovation. New brick inlayed sidewalks, street lighting, and barrels of beautiful flowers have been added to the area. This revitalization has brought life back to 124 Street.

Superior Urban Edmonton Lifestyle

One of the things that residents of Oliver appreciate most is how everything they need is within walking distance of their homes. Shops, restaurants, entertainment and outdoor activities can all be found within minutes of any area of the neighborhood. Many residents brag that they only take their car out for special occasions because they walk or ride their bicycles everywhere.

Great For Those Who Love The Outdoors

Oliver has many activities for those who enjoy the outdoors. A community pool, several parks and a community garden are all found within this neighborhood. The Victoria Promenade is located in the western part of Oliver. The Promenade is part of the Edmonton Historical Trail and provides visitors with an exceptional view of the river valley. For those who love to follow trails or simply walk around town, Oliver is filled with well-kept walkways and is very pedestrian friendly.

Perfect Combination Of Downtown And Suburbs

One of the most exciting features of Oliver is how all of the structures within this neighborhood flow together. High rise buildings are scattered amongst the row homes, giving the perfect flow to the skyline. The old railway stations have been converted to strip malls, and many of the old warehouses have been refurbished to contain beautiful apartments and unique shops. In between all of the buildings, Oliver still remains green. You will find beautiful landscaping, trees, and open green spaces. All of this combines into the perfect living area.

Something For Everyone

Oliver is also a very diverse community. This diversity brings many things to this area, including fabulous restaurants, unique shops, and many different places of worship. The many different types of residences in this area also draw people from every age group and economic background. This combination of ages and interests makes Oliver a happy place to live.
