This week we had the pleasure of working with a lovely couple who were looking for a bungalow in a condo complex preferably in an adult community. Further understanding their lifestyle needs we determined that certain areas of the West end of Edmonton and St. Albert would be their more ideal locations largely due to the desire to live near their children and grandchildren. Narrowing it down we went on a showing appointment and viewed 5 homes one afternoon.
I think many people hope that when they fide “the one”, they will get a super sappy moment where they will cry out and scream “this is it”, however, this is not allows the case and that is ok. We all have a gut reaction when viewing a home and one will typically stand out more than the rest. In this case, the first home viewed was the perfect Edmonton home for our buyers. After viewing “x” amount of homes that were “not the right layout”, “didn’t have the type of floor they like”, “not a big enough garage” etc. we went back and decided to write an offer on the first home. It felt right the first time and made an even better impression the second viewing after seeing the other options presently on the Edmonton real estate market.
In the end, the community of Dechene was the right fit.

Often times, many people consider living in the core as costing significantly more. These great Edmonton condos prove that mentality wrong. All these condos offer a lot of value in a fantastic price range. Here are 5 condos currently for sale on the Edmonton Real Estate market that you may very well want to consider calling home.
We are beginning to see the inventory in the Edmonton region stabilize with new listings down over 2% from last May. That being said, there are almost 30% more listings than last year and prices are continuing to rise for all residential properties.
The average days on market compared to last year is only slightly higher at 45. This number may continue to increase over the next few months due to slower sales and higher inventory. During the course of May 2015, residential sales began to pick up with 1,784 reported sales, a 12% increase from April that reached 1,597.
A major trend is that duplex/rowhouse homes continue to sell quicker with a an average 4% increase year over year. Year-to-date, residential sales are down 13%.
That being said, everyone is optimistic that the increased sales will continue as confidence in the stability of the market grows. Multiple offers are still occurring in “popular price brackets” and prices have not declined. This is very reassuring to Edmonton Home buyers.
According the stats from the Edmonton Real Estate board:
Despite a decline in all residential sales, the average sale price was $381,111 up 2.5% from May last year. Single family dwellings sold for an average of $451,312 (up 3% from last May), condos for $256,143 (up 2% y/y) and duplex/rowhouses were the only price drop at $345,659 (down 2% y/y).
“People are continuing to take advantage of low interest rates and a greater selection in the marketplace. We are moving into our busiest season for real estate.”

As it’s name states, The Quarters in Edmonton’s downtown will comprise of distinct districts, each reflecting their own unique design and character. The four quarters will be connected together by a central linear park corridor called The Armature.
What Will These Districts Be?
The Armature
The Armature will be the pivotal point for the entire area of The Quarters. Designed as a linear park corridor, it will stretch across four and a half city blocks. (along 96 Street from 103A Avenue to Jasper Avenue). The Armature’s development plan consists of residential mid-rise/mixed use buildings that will front the park.
Civic Quarter
As it’s name is drawn from, the Civic Quarter will be connected to the downtown and arts district of Edmonton. For development, it is planned to include both civic and provincial institutions, along with medium and high density residential development.
Heritage Quarter
Edmonton’s original downtown is getting a face-lift. This quarter, is named the Heritage Quarter because it will be located where Edmonton’s original downtown resided. While new development will complement this quarter, there will be a strong focus on preserving all buildings that hold any historical significance.
McCauley Quarter
The McCauley Quarter is considered a continuation of the existing residential neighbourhood to the north. The concept of this quarter will be to keep the residential charm and character, building on a smaller scale to match the surrounding neighbourhoods.
Five Corners Quarter
Featuring higher-density residential development and taller buildings, the five corners quarter is named after the 5 corners on the intersection at 95 Street and Jasper Avenue.
Looking Forward To Having The Hyatt in The Quarters Opening Soon!
The Quarters has set it’s eye on Edmonton Tourism with the building of a new hotel by Hyatt. Not only just a hotel though, The Quarters is further planned to represent a luxurious, urban retreat.
“Hotel developer Prem Singhmar has designed and is now building a 230-room hotel on the corner of 96 Street and Jasper Avenue. Dub Architects designed it.
The building will feature 11,000 square feet of commercial space on ground floor facing the Armature pedestrian street. It will also have 170 parking lots underground. The fountain originally proposed to mark the Jasper Avenue entrance to the pedestrian street has been replaced with a canopy jutting out from the hotel.
The first time Dub presented to the committee, they criticized what could become a busy drop-off for the hotel that cuts through the sidewalk on Jasper Avenue, however, Michael Dub told the committee they improved the design treating the entire area as decorative sidewalk, outlining space for cars in the drop-off only with simple bollards (short, vertical posts). “The site is conceptually more friendly for pedestrians,” he said, and the committee seemed to accept that.

Revitalization: For The Quarters
The rejuvenation of the eastern portion of downtown has been enhanced recently with the announcement of a 12 storey luxury hotel being built by the family of Prem Singmar. Construction will begin soon on the $45-million structure, which is rumoured to be a Hyatt, hilton or other known hotel chain, at 96 street and jasper Avenue, the one time site of a peep show and other run-down buildings.
A luxury hotel enhances a neighbourhood, by showcasing it as a choice destination – this is a good thing for Edmonton’s downtown east. Not to mention…Even though, I call Edmonton home, I guarantee you that I will be planning a night or two away to experience what this hotel is promising to offer.

Hello 108 Street – It’s great to see you looking so good! During last summer and well let’s face it, even at present the city has been busy transforming 108 Street from 99 Avenue to 104 Avenue. Now known as Capital Boulevard, “the new ceremonial street will highlight the connection of the provincial legislature to the capital city and celebrate the shared history between Alberta and Edmonton”.
It is absolutely delightful seeing Edmonton continue to transform downtown into a place that people want to live, be and be seen.
The City of Edmonton’s improvements of the street will complement the Government of Alberta’s restoration of the Federal Building and the creation of a new Centennial Plaza at 99 Avenue and 108 Street in celebration of the legislature building’s 100th anniversary in 2012. The new plaza along with the redesigned street will increase downtown public space, providing year-round recreational opportunities.
Attractive urban design
Capital Boulevard is one of the catalyst projects of the new Capital City Downtown Plan and advances the goal of creating a vibrant, well designed, sustainable and accessible downtown.
The street features:
broad tree-lined sidewalks
enhanced road and sidewalk lighting
mid-block pedestrian crossings
high quality street furnishings.
The enhanced appearance and improved walkability have contributed to making Edmonton’s downtown a more attractive place for working, living, learning and visiting.

Thank-you Edmonton, downtown is continuing to see a positive facelift. Over the last few years, 104th Street has helped showcase how urban and energetic the downtown really can be. One of the proposals that has been approved is The Quarters Downtown. The Quarters is planned to offer a “highly walkable urban neighbourhood”, with direct access to the City’s breath-taking river valley, the arts, entertainment and financial sectors. Extending from 97 Street to 92 Street and from 103 A Avenue to the River Valley.
As it’s name reflects, it will feature 4 distinct quarters, linked together by a central area called “The Armature”.
Work for The Quarters is scheduled to begin in 2012 and is expected to take between 15-20 years in terms of completion.
“Once completed, The Quarters Downtown will be an environmentally sustainable, walkable, diverse community with appealing design, inclusive housing, and green spaces. It currently houses about 2,400 residents and has abundant room for growth and redevelopment to accommodate up to 20,000 people.”
The Quarters is one of many projects, the Edmonton City Council has committed to in their City Vision: “a creative description of the City we want Edmonton to become by 2040. The Way Ahead: Edmonton’s Strategic Plan outlines six 10-year goals to bring our City Vision to life.”
